In previous years, people looking to rent have had a limited choice of high standard homes teamed with a professional service and long term options, particularly when looking to rent a house. We provide the perfect solution outside of city centres with close links to everything you need for work, leisure and relaxation.

Work undertaken:

General Cleaning: Property Ninja’s thoroughly clean each entire property, including all rooms, surfaces, windows, carpets, and appliances. Removing any dust, dirt, stains, and cobwebs. Property Ninja’s pay particular attention to the kitchen and bathroom areas, ensuring they are hygienic and sanitized.

Repairs and Maintenance: We assess each property for any damages, such as broken windows, doors, or furniture, whilst repairing or replacing these items as necessary. Property Ninja’s fix any leaky faucets, malfunctioning lights, or electrical issues, ensuring that all heating, ventilation, and air conditioning systems are functioning correctly.

Walls and Ceilings: Property Ninja’s inspect the walls and ceilings for marks, scuffs, or holes, repairing any damage whilst repainting them using the specified paint brand and colour, to match the original state, ensuring a uniform appearance. We also remove any wallpaper if necessary

Flooring: All flooring, including carpets, tiles, or wooden surfaces is examined for any faults or cosmetic damage, all flooring is then cleaned (or steam-clean for carpets) to remove stains or odours. If a repair is not possible then we replace damaged flooring, ensuring a consistent and well-maintained look throughout the property.

Kitchen: Property Ninja’s clean all kitchen surfaces, including countertops, cabinets, appliances, and sinks, removing any grease, grime, or food residue. Any faulty kitchen appliances, such as ovens, stoves, or refrigerators, are replaced if required.

Bathroom: We pay particular attention the areas allocated for WC and bathrooms, cleaning and disinfecting all bathroom fixtures, including the toilet, sink, bathtub, and shower, removing any mildew, lime scale, or stains. Property Ninja’s repair or replace any broken or malfunctioning bathroom fittings.

Garden and Exterior: Particularly in the spring and summer months Property Ninja’s complete a full tidy up of the garden, removing weeds, trimming overgrown plants, and mowing the lawn. Clear any rubbish or debris from the outdoor areas. Ensure that fences, gates, and external structures are in good condition.

Final Inspection: Once all the necessary works have been completed, conduct a final inspection to ensure that the property meets the required standards. Check that all repairs have been successfully undertaken, the cleanliness is satisfactory, and all items are in good working order.

Documentation: Document all the works carried out, including receipts for repairs, cleaning services, and any replacements made. This documentation may be required as evidence or for reference during the deposit refund process or in case of any disputes.

It’s important to note that specific requirements may vary depending on the terms of the tenancy agreement and the condition of the property at the start of the tenancy. Therefore, it’s advisable to consult the agreement and communicate with the landlord or letting agency to ensure compliance with their expectations.
